Thinking about leasing, subleasing or subletting a place during your time at college or university? Here's a pre sublease or sublet checklist of questions to ask.

Before you commit to a lease, sublease or sublet make sure you ask lots of questions, shop around, and inspect the place thoroughly. Look at lots of places and be sure of your choice before signing the lease or filling out an application because, once signed, you'll be legally stuck to that lease, sublease or sublet contract.

Things to consider before signing a college or university student lease, sublease or sublet:

  • Is there any storage space? Is it secure? Who has access to the storage area? Is there a place for bicycles? Can bicycles be stored in the apartment/house?
  • When were the locks last changed on the place? Are the locks in good condition? Who has keys now? Will the locks be changed when you move in? What other security is there in the building?
  • Do the taps work and is there hot water and water pressure? Any clogs? Water damage? Leaky sinks or bathtub/shower?
  • What's the parking situation? Does parking cost extra? How many spaces available for you? Is the parking area secure? Have cars been broken into or stolen from the area recently? Ask around
  • Do all the appliances work? (Do the toilets and showers work; do all of the elements and the oven work, is there ice in the freezer, etc)
  • Is heat, electricity or water included in the monthly lease sublease sublet rent? What sort of heating system is it? Gas, electric, nuclear? Can you adjust your own heat levels or is it set for you? Are there radiators or heat vents in every room?
  • Do the windows lock and close properly? Are they mouldy or do they sweat during the cold months? Screens on windows or doors?
  • Are there fire exits and fire extinguishers?
  • Ask around to find out how quickly the landlord responds to requests for maintenance.
  • If the place is furnished, is the furniture in good condition? Does it need serious cleaning? Who owns the furniture?
  • Are there electrical and phone outlets throughout the house or apartment? Do you have access to a power box to turn off the electricity if need be? While this isn't an exhaustive list, it's a good idea to start with asking basic questions like this before you commit to signing a lease sublease or sublet agreement for any apartment, house or off campus accomodations.
